What does Property Cartel actually do?
Property Cartel Capital is a deal-sourcing and investor-partnership company. We find, assess, and present serviced accommodation opportunities to capital partners. We don’t manage the properties ourselves - Noir Collective handles that, our dedicated operator partner. Our role is to make sure every deal in front of you is one we’d back ourselves.
What is serviced accommodation and how does the model work?
Serviced accommodation covers short-term rental properties listed on platforms like Airbnb - fully furnished, professionally managed, and generating nightly or weekly income rather than a traditional monthly tenancy. The model we use most commonly is Rent-to-Rent - where we secure the property from a landlord on a guaranteed rent basis, then operate it as short-term accommodation.
Who manages the properties once a deal is live?
All operational management is handled by The Noir Collective - our partner company, currently running 40+ properties across the UK. They manage everything from guest communication and cleaning to pricing optimisation and monthly reporting. As the capital partner, you receive regular updates without being involved in the day-to-day.
How hands-off is this for me as a partner?
Completely hands-off. Your involvement is reviewing and approving the deal we present. Once you're in, Noir Collective takes over the full operation. You receive performance reports and your returns. That's the extent of your involvement.
